New roof....eek....advice or tips?

What does it take to re-roof a house? Any tips?





I think we'll have to re-lay the plywood and then shingles. How long does it take? How expensive is a typical 3 bed room 1 story?

good rule of thumb 50cents a square foot for shingles and labor the plywood or osb will be right around twenty bucks a sheet. very labor intensive to do tear off. you will need a roll off dumbster, figure about 7 man days to complete only replace plywood that you have to. do tear off and plywood first, then have shingle delivered to roof top, well worth the money, it is very hard to pack a bundle of shingle up a ladder if your not used to it
I would get at least 4 estimates ahd have them put it in writing as to what materials they will use, cost, and man hours. Ask then if they are bonded or insured and ask for a copy with estimate. Lastly call the Better Business Bureur to see if they have any complaints against them, and pay them at end of job. Ask how long it will take. A friend of mine used the lower estimate from a roofer and hired him. halfway through the job, the roof leaked and it cost my friend major money. The contractor had no insurance and was not bonded. good also to get references and call them and talk with them. You do not want to hire a good salesman, but a good roofer..good luck
i don't really know about prices, but i would recommend getting 3-4 estimates to see what the best price is. my house is 3-bedroom and 2 stories and it only took a day. they left a lot of nails behind, though. it's extremely noisy, so i would suggest making plans for the day!
Really depends on the size of the house, the number of valleys, etc. A small house with a simple peaked roof like a bungalow or ranch can be done in a few hours if you know what you're doing. Each join adds complexities, and problems with getting a good, watertight seal at the joints. Pay real attention to flashing details.
